The Home Inspection Process
To avoid delays and ensure that you get a complete inspection;
NOTE: The Home Inspector will set up the appointment to assure it is set up properly and to the agreed upon day and time.
When setting up the inspection appointment, the home inspector will
request the listing agent and sellers to have the home “inspection ready“…

- the water is turned on to the sinks, toilets, tubs, etc.
- the gas furnace and water heater turned on and lit.
- the electrical activated throughout the house
- the “winterized” tags removed from plumbing fixtures
Many homes have the utilities turned off during winter months so we request the home be made “inspection ready” to assure that you get a full evaluation of the electrical, plumbing system, heating/cooling system, and water heater.
1. Has your purchase agreement been accepted? If so – Great!

3. I will call you and we can then decide on an inspection day and time that is convenient for both of us
4. Then I will make the appointment, and when it is accepted by the seller I will then confirm that with you
5. The day of the inspection, you should arrive at the agreed upon time for an educational walk through of the home with me.
6. We will do a complete walk through where I will explain any deficiencies or maintenance issues that I observed during my inspection and I will also answer any questions you might have so you have a more complete understanding of the home.
7. The report will be emailed to you within 24 hours whenever possible but is usually sent out the same day as the inspection. This is a full report covering all of the house systems including interior, exterior, roof, plumbing, electrical, heating and cooling, ventilation/insulation, and structure with color pictures and illustrations where necessary to help explain any deficiencies. I also include model and serial numbers of furnace and AC (if possible), suggestions of action to remedy certain deficiencies, and maintenance tips on various aspects of the home.
