This brief tour has eight sections that display photographic examples and audio clips of what a standard home inspection includes. The video cannot possibly detail every item that is inspected, but it does provide a general sense for what an inspection includes.
Roof System
My inspection includes a thorough examination of your roof to determine its age, wear, proper installation including flashing and any potential damage. I look at the chimney, shingles, vents, trim and more.
Exterior Components and Foundation
I will look at doors, windows, siding, intruding vegetation, grading, driveways, decks, foundation, and more.
Structure
I will evaluate the structure for excessive settlement, cracks, deterioration, bowing, and non-conforming construction.
Interior
I will look at indoor windows, stairs, shelving, appliances, smoke detectors, electrical outlets and more.
Insulation and Ventilation
I will also inspect basements and attics for Insulation, moisture, proper ventilation and more.
Heating / Air Conditioning System
I identify type, size, age, proper combustion venting, and the general condition of the furnace. These systems are run and evaluated for performance. Air conditioning and heating systems systems may not be run if temperature is out of safe range or the fuel is shut off.
Plumbing System and Components
All pipes, faucet, fixtures in bathrooms, laundry and kitchens will be inspected. I identify size and inspect for proper function.
Electrical System
I test a representative number of outlets, assess adequacy of number of outlets, and test all GFCI outlets. I open the electrical panel when possible, and evaluate the size, type, and sufficiency of service as well as identify any deficiencies visible such as burnt wires, overcrowding, and branch circuit protection.
